A lake community that became a city

Chestermere Lake began as an irrigation reservoir. By 1907 a dam and canal system had turned a natural wetland into a balancing pool for the Western Irrigation Block, and cabin owners leased lakeside land from the Western Irrigation District. The community became the Summer Village of Chestermere Lake in 1977, the Town of Chestermere in 1993 and a city on January 1, 2015.

It has grown quickly since its 2014 municipal census counted 17,203 people. Westmere, Rainbow Falls, West Creek, Dawson's Landing, Chelsea, Waterford and Kinniburgh are among its neighbourhoods, several of them still filling in as of the 2025 census.

Condos, new builds and the lake

Check each condo listing for the building type, its age and how the complex is managed. A newly built condo comes with Alberta's mandatory new home warranty: one year for labour and materials, two years for delivery and distribution systems, five years for the building envelope and ten years for major structural components.

The lake is the city's main amenity. The City runs beaches, lakeside parks and a public boat launch. Motor boats, waterskiing and wakeboarding are allowed on the south end of the lake, with a 12 km/h limit north of the bridge.

Getting to Calgary

Calgary's 17 Avenue SE becomes Chestermere Boulevard as it crosses into Chestermere.

Transit to Calgary runs only at peak times. Since August 30, 2021, the City of Chestermere has paid Calgary Transit to extend some MAX Purple trips past East Hills into Chestermere: two trips in the morning and two in the afternoon peak, serving stops on the west side of the city. The City describes the service as a pilot.

City council and what to check

On December 4, 2023, Alberta's Municipal Affairs Minister, Ric McIver, dismissed Chestermere's mayor, three councillors and the city's three chief administrative officers, saying the city had failed to fix problems identified by the Province. An official administrator ran the city until a byelection in June 2024 elected Shannon Dean as mayor. She was re-elected in the October 20, 2025 municipal election.

Check the City's current residential tax rate. Chestermere's assessment estimates a property's market value as of July 1 of the previous year, and the bill includes the provincial education property tax. Before you buy, ask the condo corporation for its bylaws, recent financial statements and board minutes, its latest reserve fund study and plan, and an estoppel certificate. Alberta requires a reserve fund study at least every five years. Alberta has no land transfer tax; buyers pay Land Titles registration fees on the transfer and any mortgage instead.
