A fast-growing city of mostly houses

Airdrie started as a stop on the Calgary and Edmonton Railway beside Nose Creek, became a village in 1909 and a city on January 1, 1985. It has its own council, bylaws and tax rates, and it has grown quickly: the City's census went from 90,044 people in 2025 to 93,957 in 2026.

Most homes here are houses. In the 2021 census, roughly seven in ten of Airdrie's homes were single-detached or semi-detached, and most of the rest were row houses and apartments in low-rise buildings. The City's own building counts in its 2023 Growth Report show a similar split, so condo buyers will mostly find townhouse complexes and low-rise apartment buildings rather than towers.

Newer communities and new builds

Airdrie keeps adding residential communities as it grows. Bayview, Chinook Gate, Lanark, Reunion and Southwinds are among the communities where, as of April 2026, the City lists new schools that the Province has funded or is planning.

If you are buying a newly built condo, Alberta's mandatory new home warranty applies: one year for labour and materials, two years for delivery and distribution systems such as plumbing and heating, five years for the building envelope and ten years for major structural components.

Getting to Calgary

Highway 2 runs north and south through the city, with interchanges at 40 Avenue SW, Yankee Valley Boulevard and Veterans Boulevard (Highway 567). It is a busy stretch, and in 2026 the Province began a planning study for a possible future bypass from the northeast corner of Stoney Trail, east of Airdrie, to Highway 2 near Carstairs. No construction timeline has been set.

Airdrie Transit's Intercity Express (ICE) connects the city with Calgary. Routes 901 and 902 run on weekdays at peak times to downtown Calgary, with park and ride at the South Transit Terminal. Route 900 runs every 60 minutes, seven days a week, to CrossIron Mills and northeast Calgary. Local Routes 1 and 3 run Monday to Saturday.

Amenities and what to check

Nose Creek runs through the middle of the city. Nose Creek Regional Park, beside downtown, is a natural area with trails and a pond, and pathways follow the creek from Sierra Springs in the south to Willowbrook in the north. For health care, the Airdrie Community Health Centre at 604 Main Street S has an urgent care centre open 24 hours a day for non-life-threatening problems.

Check the City's current residential tax rate. The City's assessment estimates a property's market value as of July 1 of the previous year, and the tax bill also includes the provincial education property tax, which the City collects for the Province. Before you buy, ask the condo corporation for its bylaws, recent financial statements and board minutes, its latest reserve fund study and plan, and an estoppel certificate. Alberta requires a reserve fund study at least every five years. Alberta has no land transfer tax; buyers pay Land Titles registration fees on the transfer and any mortgage instead.
