Pros & Cons

The Concord Pros and Cons

Pros

  • About 604 m from 7th Street SW CTrain station, roughly a 8-minute walk.
  • Eau Claire has a Walk Score of 83, so daily errands can be done on foot.
  • Newer building (completed 2018), so major components are still early in their life.
  • Reported features include private elevator access to most suites (developer plans cited 75% of units), private garages in the parkade for some suites, water garden on the grounds, planned to become a skating surface in winter.

Cons & what to check

  • Newer buildings have a shorter track record of fees and reserve fund planning to judge.
  • Only one of the two planned towers has been built; ask what is planned for the rest of the site, and review the budget and reserve fund, since fees in a small luxury building are shared among few owners.
