What to watch for in South Calgary

  • Older complexes: about 83% of Acadia's condo units were built before 1980 and all of Braeside's in 1970–1978. Review the reserve fund study and any planned roof, window, siding or plumbing work.
  • Car dependence in the far south: sample condo addresses score 21 on Walk Score in Evergreen, 42 in Legacy and 49 in Walden.
  • New supply: every Legacy unit was built since 2015 and the City lists it as a developing community, so new buildings keep competing with resales.
  • Newer buildings: most Legacy and Walden units are recent enough to still carry part of Alberta's mandatory new home warranty (five years for the building envelope, ten for structure). Ask for the warranty documents.
  • Townhouse plans: Braeside is 85% townhouses and Walden 65%. Check whether a complex is a conventional or bare land condo and who pays for roofs and siding.
