The Guardian, Calgary

Twin 44-storey towers in Victoria Park, among the tallest residential buildings in Calgary.

The Guardian's two towers were the tallest residential buildings in Calgary when they were finished, and they still dominate the Victoria Park skyline. Their glass, brick and sandstone base nods to the area's old warehouses, and the restored 1912 Victoria School, a Municipal Historic Resource, stands between The Guardian and its neighbour Arriva. Penthouse suites share the top floors with residents' amenity spaces.

Pros & Cons

The Guardian Pros and Cons

From the building facts on this page. We don't publish owner reviews; ask us what recent buyers and the condo documents say.

Pros

  • About 412 m from Victoria Park/Stampede CTrain station, roughly a 5-minute walk.
  • Beltline has a Walk Score of 91, so daily errands can be done on foot.
  • Newer building (completed 2015), so major components are still early in their life.
  • Reported features include penthouse suites on the top floors, alongside residents' amenity spaces, street-level live/work units in the podium, views over Stampede Park, Downtown and the Rockies from upper floors.

Cons & what to check

  • Newer buildings have a shorter track record of fees and reserve fund planning to judge.
  • Event days at Stampede Park bring crowds and traffic, and the planned new arena and event centre district next door will change the area; with two towers, ask how costs and facilities are shared.
Is The Guardian a good building to buy in?
It depends on what you need. The Guardian suits buyers who want big-city views at Beltline prices, Stampede and Flames fans, and investors looking for a large, liquid building. On the plus side: about 412 m from Victoria Park/Stampede CTrain station, roughly a 5-minute walk. Before you buy, newer buildings have a shorter track record of fees and reserve fund planning to judge. Every building's health shows in its condo documents: the reserve fund study, budget and minutes.
