It has a large stock of 1950s to 1970s apartment and townhouse condos, newer low-rise buildings in the far south, and eight Red Line stations. The inner-city community named South Calgary is a different place, and this site lists it under City Centre.

Older apartment areas and newer suburbs

The biggest concentration of condo apartments is in the older communities. In the 2019 civic census, Acadia, Haysboro and Kingsland each had more than 1,200 apartment units, and Palliser, Kelvin Grove and Southwood had several hundred apartment or townhouse units. Most homes in Acadia, Haysboro, Kingsland and Southwood were built before 1981. Braeside and Canyon Meadows each have hundreds of townhouses, most of them from the 1960s and 1970s.

Farther south, Somerset and Bridlewood, built mostly between 1991 and 2010, had close to 800 apartment units each in 2019, almost all in low-rise buildings. The newest condos are in Legacy, where about a third of homes counted in 2021 were low-rise apartments, nearly all of them built since 2011.

Red Line, MAX and the ring road

The south leg of the Red Line has stations at Chinook, Heritage, Southland, Anderson, Canyon Meadows, Fish Creek–Lacombe, Shawnessy and Somerset–Bridlewood, the end of the line. MAX Yellow, running since December 2019, links Woodbine with Southland Leisure Centre, Glenmore Landing, Heritage Park, Rockyview General Hospital, Mount Royal University and downtown. MAX Teal crosses the city between Westbrook and Douglas Glen by way of Heritage station.

By car, Macleod Trail runs past Chinook Centre and the Red Line. Tsuut'ina Trail, the southwest section of Stoney Trail between Fish Creek Boulevard and Sarcee Trail, opened in October 2020, and the whole ring road has been open since December 19, 2023.

Shopping, hospital and parks

Chinook Centre is on Macleod Trail beside Chinook station, and Southcentre is beside Anderson station. Rockyview General Hospital is at 7007 14 Street SW on the shore of the Glenmore Reservoir.

Fish Creek Provincial Park, one of the largest urban parks in North America, runs through Calgary's south end and reaches the Bow River at its east end.

What to check before you buy here

Most homes in Acadia, Haysboro, Kingsland, Southwood, Braeside and Canyon Meadows are now 45 years old or more. Alberta requires condo corporations to renew their reserve fund study at least every five years, so ask for the latest study and plan, and request the budget, minutes and bylaws in writing; the corporation must respond within 10 days. Council has approved the Heritage Communities Local Area Plan, which guides growth and change over the next 30 years in Kingsland, Haysboro, Acadia, Southwood, Willow Park and nearby communities and sets policy for future redevelopment there.

Deer Run was under an evacuation order during the June 2013 flood, so check any address near the Bow River on the City's flood mapping tool. In newer buildings in Legacy and other communities still being built, Alberta's new home warranty covers the building envelope for five years and major structural parts for ten; ask how much remains.
