A river town that became a commuter town
Okotoks grew up at a crossing of the Sheep River on the old trail between Fort Macleod and Calgary, and was incorporated as a town in 1904. Its name comes from the Blackfoot word for rock, possibly a reference to Big Rock, the Okotoks Erratic, a huge glacial boulder that sits on the prairie a few kilometres west of town.
In the 1960s and 1970s Okotoks became a commuter community for Calgary. The Town has its own council and tax rates.
What kind of condos Okotoks has
About 77 per cent of the town's dwellings are single-detached houses, according to its Municipal Development Plan. To change that mix, the plan requires developers of new neighbourhoods to make at least 40 per cent of their housing something other than single-detached, such as semi-detached homes, row housing and apartments.
Downtown is also set to change. Council adopted Our Plan for Downtown, the Downtown Area Redevelopment Plan, on May 12, 2025, to guide redevelopment of the downtown, including Main Street and Elma Street. For a newly built condo, Alberta's new home warranty covers one year for labour and materials, two for delivery and distribution systems, five for the building envelope and ten for major structural components.
Transit and water
Okotoks Transit serves trips within town. Its on-demand service started in 2019, and two fixed routes were added on September 2, 2025, running at peak times on weekdays.
Water has long shaped growth here. The town draws on the Sheep River, and its Water Allocation Policy only approves new development when licensed water capacity is available. In 2019 the Town set aside a plan to take water from Calgary in favour of a regional system with Foothills County that will draw from the Bow River. In June 2026, with about 25 km of watermain finished, interim seasonal water began flowing to Okotoks while work continued on the intake, reservoir and other parts of the system.
Health care, flood maps and what to check
The Okotoks Health and Wellness Centre at 11 Cimarron Common has an urgent care centre open 8 a.m. to 10 p.m. every day.
The Sheep River runs west to east through town. The Province's Sheep River Flood Study, finalized May 15, 2025, maps the floodway and flood fringe through Okotoks, so check where a building sits before you buy. Check the Town's current residential tax rate too; assessments estimate market value as of July 1 of the previous year, and the bill includes the provincial education property tax. Before you buy, ask the condo corporation for its bylaws, recent financial statements and board minutes, its latest reserve fund study and plan, and an estoppel certificate. Alberta requires a reserve fund study at least every five years. Alberta has no land transfer tax; buyers pay Land Titles registration fees on the transfer and any mortgage instead.
