What Penthouses Are Worth in Calgary
There is no official penthouse price index, and the luxury condo market is small. City of Calgary 2026 assessments give the clearest public picture:
- 135 26 Avenue SW, Mission: the four suites on its top floors are assessed at $8.1 million to $10.2 million, the highest condo assessments in the city.
- The Guardian: the single top-floor suite in each tower is assessed at about $5.8 million; the next suites down top out at about $1 million.
- The Concord: its most valuable suite is assessed at $5.0 million, and the typical unit at about $1.1 million, the only building in this guide where the median unit is over $1 million. SkyriseCities reported prices of up to $13 million when it launched in 2016.
- Across the city: 1,109 condo units are assessed at $1 million or more and 141 at $2 million or more. Eau Claire has the most $1M+ units (207), followed by Mahogany, the Beltline and Mission.
Sale prices can sit well above or below the City's assessment, especially for one-of-a-kind suites, so treat assessments as a rough guide only.
Penthouse Condo Fees, Unit Factors and Terraces
- Unit factors: in Alberta, condo fees and special levies are normally shared by unit factor, and every building's unit factors add up to 10,000. A large penthouse usually carries a large unit factor, so it pays a bigger share of the budget and of any special assessment.
- Terraces: a terrace can be part of your unit, or common property the corporation has given you exclusive use of. In the second case, the Condominium Property Act lets the corporation make you responsible for maintaining and repairing it. The condo plan and bylaws say which.
- The deductible: since 2020, a corporation can charge an owner up to $50,000 of its insurance deductible when damage starts in that owner's unit or exclusive-use area, regardless of fault. A leaking terrace or hot tub above other suites is exactly that risk.
Ask before you buy
- What is the unit factor, and what share of the last special levy did this suite pay?
- Is the terrace part of the unit or exclusive-use common property, and who repairs it?
- When were the roof membrane and rooftop mechanical last replaced, and what does the reserve fund study plan?
What to check before you buy a penthouse
- The roof: penthouses sit directly under the roof membrane and rooftop mechanical equipment. Check the reserve fund study, which Alberta requires to look at least 30 years ahead, for their age and replacement plans.
- Noise and vibration: visit when rooftop equipment is running and listen for fans, chillers and elevator machinery.
- Elevators: confirm how many elevators serve the top floors and whether a suite has private or keyed access.
- Insurance: match your own policy to the corporation's deductible and cover the terrace, hot tub and any custom finishes.
- Resale: fewer buyers shop above $1 million, so penthouses can take months to sell. Look at how long recent sales in the building took.
