Communities and condo stock
On this site, Northwest Calgary follows the City of Calgary's Northwest sector. It includes established communities such as Bowness, Montgomery, Varsity, Brentwood, Dalhousie, Silver Springs and Ranchlands, 1980s and 1990s communities such as Edgemont, Hawkwood, Citadel and Scenic Acres, newer ones such as Tuscany, Rocky Ridge, Royal Oak, Arbour Lake and the Hamptons, and University District. Banff Trail, St. Andrews Heights and Point McKay are listed under City Centre.
Varsity has the most condo units in the area, mostly from the 1970s, in townhouse complexes and low-rise and high-rise buildings, many near Market Mall. Dalhousie, Silver Springs and Ranchlands are also mostly 1970s stock, much of it townhouse complexes. Condos in Edgemont, Hawkwood and Scenic Acres date mainly from the 1980s and 1990s, and those in Royal Oak, Rocky Ridge and Tuscany mainly from the 2000s, with a mix of low-rise apartments and townhouses. The newest buildings are near Brentwood station, where high-rises went up in the 2010s, and in University District, on the university's former west campus lands, where nearly all condo units date from the late 2010s or later.
Getting around
The Red Line runs in the median of Crowchild Trail through University, Brentwood, Dalhousie and Crowfoot stations to its northwest end at Tuscany. MAX Orange buses run from Brentwood station along the 16 Avenue corridor to Saddletowne in the northeast. By car, Crowchild Trail, Shaganappi Trail, Sarcee Trail, John Laurie Boulevard and Country Hills Boulevard carry most traffic, and Stoney Trail runs along the area's outer edge. Its northwest leg opened in fall 2009, and the last section of the 101-kilometre ring road opened on December 19, 2023, almost a year ahead of schedule.
Campus, hospitals and parks
The University of Calgary's main campus is here, and the Alberta Children's Hospital is in University District. Foothills Medical Centre is just to the southeast in St. Andrews Heights, which this site lists under City Centre. Market Mall is in Varsity. Nose Hill Park, a natural environment park of more than 11 square kilometres created in 1980, is in the northwest, and Bowness Park, on the Bow River between Stoney Trail and 85 Street NW, has a lagoon used for paddle boats in summer and skating in winter.
What to check before you buy
Bowness and Montgomery border the Bow River. The City says Bowness is not protected to the 1:100 flood level, and its planned flood barrier is paused with no project team or funding. As of October 2026, the City is still consulting on a new regulatory flood map, based on provincial maps released in May 2025, that would add a groundwater flood fringe. Near the river, check the flood maps and ask the condo corporation about flood history and insurance.
Many complexes in Varsity, Dalhousie, Silver Springs and Ranchlands are now about 50 years old. Alberta requires a reserve fund study at least every five years, and a corporation must answer a buyer's written request for documents within 10 days; compare the study with coming work such as roofs, windows and siding. In buildings finished in the last decade, ask how much of Alberta's five-year building envelope and ten-year structural warranty remains.
