Communities and building ages

On this site, Northeast Calgary follows the City of Calgary's Northeast community sector. The established communities are Marlborough, Marlborough Park, Mayland Heights, Pineridge, Rundle, Temple, Vista Heights and Whitehorn. Castleridge, Falconridge and Martindale came mainly in the 1980s and 1990s, and the newer communities include Saddle Ridge, Taradale, Coral Springs, Monterey Park, Abbeydale, Skyview Ranch, Cornerstone, Redstone, Cityscape and Homestead.

Most homes in the older ring were built between 1961 and 1980, including 84% in Marlborough Park, 74% in Rundle and 72% in Pineridge in the 2021 Census. Row houses are about a quarter of homes in Rundle and Marlborough Park and close to half in Vista Heights, while Pineridge and Mayland Heights have more apartments, about a fifth or more of their homes. Skyview Ranch is the most apartment-heavy newer community, with nearly half of its homes in low-rise apartments, most built since 2011. Saddle Ridge, Taradale and Martindale are mainly detached houses, so condos there are fewer.

Blue Line, MAX Orange and main roads

The Blue Line (Route 202) runs along Memorial Drive and then north up 36 Street NE, with Northeast stations at Barlow/Max Bell, Franklin, Marlborough, Rundle, Whitehorn, McKnight–Westwinds, Martindale and Saddletowne, the end of the line. MAX Orange (Route 303), running since November 2018, links Brentwood station in the northwest across 16 Avenue N to Rundle station, then follows 32 Avenue NE and 52 Street NE past Whitehorn, Falconridge, Castleridge and Martindale to Saddletowne.

By car, Deerfoot Trail runs along the west side of the area, and 16 Avenue NE (the Trans-Canada Highway), Memorial Drive, 36 Street NE, 52 Street NE, McKnight Boulevard and Métis Trail are the main roads. The northeast section of Stoney Trail opened in 2009 and runs along the edge of Saddle Ridge, Cornerstone and Redstone.

Hospital, airport and jobs

The Peter Lougheed Centre, a full-service acute care hospital with a 24-hour emergency department, stands next to Sunridge Mall and the Rundle CTrain station. Calgary International Airport sits inside the Northeast sector, west of Saddle Ridge. The sector also takes in industrial and business districts such as Sunridge, Horizon, Westwinds, Meridian, Franklin and the Saddle Ridge Industrial area. The Genesis Centre recreation facility is on Falconridge Boulevard NE, on the MAX Orange route.

What to check before you buy

Hail is a real issue here. The June 13, 2020 hailstorm hit northeast Calgary hardest, shredding siding and breaking windows, and its insured damage, first estimated at $1.2 billion, made it Canada's fourth-costliest natural disaster at the time. The August 5, 2024 storm, with nearly $2.8 billion in insured losses, again damaged hundreds of homes in the northeast. Ask the condo corporation what roof, siding and window repairs were done, whether work is still outstanding and how the claims were paid.

Complexes from the 1970s should have a current reserve fund study, which Alberta requires at least every five years, and the corporation must provide documents within 10 days of a written request; check for special assessments. In newer buildings in Skyview Ranch, Cornerstone and Redstone, Alberta's new home warranty includes five years on the building envelope and ten years on major structural parts, so ask how much coverage remains.
