What to watch for in East Calgary

  • A small market: the East sector has only about 3,800 condo units, the fewest of any sector, so there are few sales to compare. Look at recent sales in the specific complex.
  • Older townhouses: about 79% of Penbrooke Meadows' condo units were built before 1980. Review the reserve fund study and who pays for roofs, windows and siding.
  • Car dependence at the east edge: sample condo addresses score 41 on Walk Score in Applewood Park and 46 in Belvedere.
  • New supply in Belvedere: every condo unit there was built 2021–2024 and the City still lists it as developing, so expect new competition for resales.
  • Green Line timing: the southeast segment near Dover is due in 2031; construction schedules can change, so don't pay extra today for a future station.
