Overview

Condos in Downtown

Downtown Calgary's two residential communities sit on the south bank of the Bow River: the Commercial Core, with Stephen Avenue and most of the office towers, and the high-rise Downtown West End beyond 9 Street SW. Together they hold about 3,900 condo units, from 1960s and 1970s towers registered as condos decades after they were built to glass high-rises from the 2000s and 2010s.

Getting Around

How far is Downtown from…

Approximate straight-line distance from the neighbourhood centre; travel distance is longer.

Lifestyle in Downtown

Stephen Avenue (8 Avenue SW), a pedestrian mall and National Historic Site lined with sandstone-era buildings, restaurants and shops, runs through the core, and about 16 km of Plus 15 skywalks link offices, shops and parkades above the street. Prince's Island Park and the Bow River pathway are a few blocks north, and Cowboys Park (formerly Shaw Millennium Park) in the West End is the City's largest festival site.

Downtown condo buildings

Two distinct markets. Most Commercial Core units are in 1960s–80s towers, with a median 2026 assessment of about $176,500, among the lowest in the inner city. The West End is mostly 2000s high-rises near the river, with a median of $333,000. Towers include Vogue (36 storeys) and District (40 storeys).

What to watch for in Downtown

Parts of the core are quiet after office hours, which is why the City is funding office-to-residential conversions, so visit at night and on weekends. Older towers need a close look at the reserve fund study and any planned window, elevator or plumbing work. The Bow flooded downtown in June 2013. The Downtown Flood Barrier along the south bank was completed in 2023, but ask about a building's parkade and flood history.

Before you buy

Review the building's condo documents — reserve fund, minutes and bylaws — before you firm up. Our Buyer Guide shows what to look for.

Source: City of Calgary 2026 property assessment open data, 15,264 condo units in the Downtown Commercial Core, Downtown West End and Beltline communities. Building age uses the City's "year of construction", which for towers built over several years is often the start rather than the completion year. Height is read from each building's highest unit number.

Buying a downtown or Beltline condo: what to check

  • Event days: Stampede, Flames games and concerts bring crowds to Victoria Park, and construction around the new Scotia Place arena has brought road closures and continues to at least fall 2027. Check which way a suite faces and how you'd get in and out.
  • The Plus 15: about 16 km of enclosed skywalks link offices, shops and parkades downtown; check whether a building connects to it.
  • Parking and storage: a stall or storage unit can be separately titled and assessed, and some suites have none. Get it in writing.
  • Flooding: the core, the Beltline and Victoria Park flooded in June 2013. Ask about the building's flood history, parkade protection and insurance deductible.
  • Older towers: about 43% of downtown and Beltline condo units are in buildings from before 2000. Review the reserve fund study, which Alberta requires at least every five years, and any planned window, elevator or parkade work.

Not always. In Calgary a parking stall or storage unit can be its own titled unit with its own assessment, and some buildings were built with little or no parking, so confirm exactly what comes with a unit.
