Sell Your Condo in Calgary

Start with your unit's 2026 City assessment, then get a free market valuation from what buyers are paying in your building right now.

Step 1 · Calgary condos

See Your 2026 City Assessment

Enter your unit number and street address. We look it up in the City of Calgary's open assessment data while you wait; nothing you type here is saved or sent to us.

The assessment is the City's estimate of what the unit would have sold for on July 1, 2025, made for property tax. It is not today's market value: that depends on recent sales in your building and your unit's floor, view, parking and condition. Contains information licensed under the Open Government Licence – City of Calgary.

How we price your condo

We start with recent sales in your own building, then similar nearby buildings, and adjust for size, floor, view, parking, storage and condition. The building counts too: buyers weigh its condo fee, its reserve fund and any special assessment.

What buyers will ask for

The condo corporation's bylaws, budget and financial statements, the reserve fund study and plan, recent meeting minutes and an estoppel certificate. Your condo manager supplies them; we help you order early so they don't hold up a sale.

Where your listing shows up

Listed on the MLS® System, your condo is shared with REALTOR.ca and member websites across the region, including this one, where it appears on its neighbourhood, area and building pages.

FAQ

Selling a Condo: Common Questions

Is my City of Calgary assessment the same as my condo's market value?
Not quite. The City's 2026 assessment estimates what your unit would have sold for on July 1, 2025, using mass appraisal for property tax. A market valuation looks at what buyers are paying now, in your building and similar ones, adjusted for your unit's floor, view, size, parking and condition.
How do you value a condo in Calgary?
We start with recent sales in your own building, then similar nearby buildings, and adjust for size, floor, view, parking, storage and condition. The building matters too: its condo fee, its reserve fund and any special assessment all affect what buyers will pay.
Is there a land transfer tax when I sell my condo in Alberta?
No. Alberta has no land transfer tax, and the Land Titles transfer fee is paid by the buyer. Your main costs are the real estate commission (which is negotiable), legal fees, any mortgage prepayment penalty and the condo documents buyers ask for.
What documents will a buyer ask for when I sell my condo?
Usually the condo corporation's bylaws, budget and financial statements, the reserve fund study and plan, recent board and annual meeting minutes, and an estoppel certificate showing your fees are paid up. Your condo manager supplies them; ordering early avoids delays.
