What to watch for in Okotoks

  • Car dependence: Okotoks' townwide Walk Score is 40. Olde Towne scores 85, but Drake Landing and D'Arcy score 37 to 42.
  • A long commute without public transit: Downtown Calgary is about 38 km away, fixed-route local buses run weekdays only, and the only commuter option is a private bus with four weekday trips each way.
  • Water limits growth: since 2011 new development has been allocated by available water capacity. The Bow River regional water line began interim seasonal deliveries in June 2026, but its pump stations, reservoir and treatment plant are still being built.
  • Sheep River flood hazard: the Province finalized new Sheep River flood maps in May 2025. Check whether a building sits in the floodway or flood fringe, and its insurance history.
  • Older stock in Olde Towne: its condo townhouses date from 1972 to 1997. Review the reserve fund study and any special assessments; newer complexes in D'Arcy and Wedderburn are assessed about twice as high.
