What to watch for in Northwest Calgary

  • Older complexes in Varsity and Dalhousie: about two-thirds of Varsity's condo units and 70% of Dalhousie's were built before 1980. Review the reserve fund study and any planned roof, window, elevator or envelope work.
  • Car dependence on the western edge: sample condo addresses in Rocky Ridge and Tuscany score 49 on Walk Score, so most errands need a car even though the Red Line is close.
  • Newer buildings: every University District unit was built since 2017, so many are still inside Alberta's mandatory new home warranty (five years for the building envelope, ten for structure). Ask for the warranty documents and expiry dates.
  • Check the title in University District: ask your lawyer whether a unit is held as ordinary condominium title or under a long-term lease, and what community or lease fees apply, before you firm up.
  • Townhouse plans: 40% or more of units in Varsity, Rocky Ridge and Royal Oak are townhouses. Check whether a complex is a conventional or bare land condo and who pays for roofs and siding.
