Communities and kinds of condos

On this site, North Calgary follows the City of Calgary's North community sector: established communities such as Thorncliffe and Huntington Hills, 1980s and 1990s areas such as Harvest Hills and Hidden Valley, and newer communities from Panorama Hills and Coventry Hills to Evanston, Kincora, Nolan Hill and Sherwood. Sage Hill, Carrington and Livingston are still being built out.

Huntington Hills shows the older pattern. In the 2021 Census, 78% of its homes were built between 1961 and 1980, and row houses and apartments in buildings under five storeys made up about a third of them. Thorncliffe, which dates from the 1950s, has a similar mix, with row houses making up roughly a fifth of its homes. Newer condo stock sits farther north. About 70% of homes in Country Hills Village are low-rise apartments, most of them in place by the early 2010s. Apartments make up roughly a fifth or more of homes in Kincora and Sherwood, and Sage Hill has a large share of townhouses, close to a quarter of its homes, along with apartment buildings.

Transit and main roads

There is no CTrain station in North Calgary. The main rapid transit link is Route 301, now branded MAX Green, which runs between the North Pointe terminal and downtown along Harvest Hills Boulevard and Centre Street. The City describes Centre Street N as the busiest bus rapid transit corridor in Calgary, and in 2024 it was adding heated shelters, transit lanes and signal changes along the route.

In 2017, council approved a full Green Line route that would run north to 160 Avenue N in Keystone, with stations planned at Beddington, 96 Avenue N and North Pointe. That north leg is not part of Phase 1, which runs from Shepard in the southeast to downtown. As of October 2026 it is unfunded, with no timeline. By car, Deerfoot Trail runs along the east side of Thorncliffe and Huntington Hills, and Stoney Trail, whose northwest and northeast sections opened in 2009, separates Panorama Hills and Hidden Valley from Evanston and Kincora. Centre Street, Harvest Hills Boulevard, Country Hills Boulevard, Beddington Trail, Shaganappi Trail and Symons Valley Road are the other main routes.

Parks and nearby destinations

Nose Hill Park, a natural environment park of more than 11 square kilometres created in 1980, lies along the west side of Huntington Hills and Thorncliffe, with hiking trails and off-leash areas. North Pointe, at the north end of MAX Green, is what the City calls a busy community hub. Calgary International Airport is a short drive east, across Deerfoot Trail in the Northeast sector.

What to check before you buy

Most homes in Thorncliffe, Huntington Hills and Beddington Heights were built before 1990, so many townhouse and apartment complexes there are several decades old. Alberta requires a condo corporation's reserve fund study to be redone at least every five years, and the corporation must provide documents within 10 days of a buyer's written request. Ask for the latest study, plan and minutes, and look for planned roof, window or siding work and any special assessments.

In newer complexes, Alberta's new home warranty includes five years on the building envelope and ten years on major structural parts, so ask how much coverage remains. Calgary also gets damaging hail: the August 5, 2024 storm caused nearly $2.8 billion in insured losses and damaged homes in the north and northeast, so ask what roof, siding and window repairs were done afterward. Treat a Green Line station as a long-term possibility, not a plan with a date.
