A ranching town that grew fast

Cochrane traces its start to 1881, when Senator Matthew Henry Cochrane established the Cochrane Ranche. It became a village in 1903 and a town in 1971, and the Cochrane Ranche Historic Site is still a landmark. The Town has its own council and tax rates.

Growth has been quick: the population went from 17,580 in the 2011 census to 32,199 in 2021. Newer neighbourhoods include Sunset Ridge, Heritage Hills, Heartland and Fireside.

What kind of condos Cochrane has

About 60 per cent of Cochrane's homes were single-detached houses in the 2021 census. Row housing has grown fastest of the other types since 2011, and the rest are mainly semi-detached houses and apartments in low-rise buildings; the 2016 census counted no apartment buildings of five or more storeys. Condo buyers here mostly choose between townhouse complexes and low-rise apartment buildings.

For a newly built condo, Alberta's mandatory new home warranty applies: one year for labour and materials, two years for delivery and distribution systems, five years for the building envelope and ten years for major structural components.

Getting around and to Calgary

The Province's interchange project at Highway 1A and Highway 22, under construction from 2023, was finished in summer 2026. It widened Highway 1A to four lanes from just west of Highway 22 to 6th Avenue, replaced the Highway 22 rail overpass and added ramps and roundabouts linking the two highways.

Local transit is the Town's COLT service, which started in 2019 as an on-demand system. As of October 2026 it runs three fixed routes, linking Sunset Ridge, Heritage Hills, Heartland, Fireside and downtown, plus on-request service in areas the routes don't reach. There is no service on Sundays or statutory holidays.

Parks, health care and what to check

Glenbow Ranch Provincial Park follows the Bow River between Cochrane and Calgary, and Big Hill Springs Provincial Park is a short drive north of town. The Cochrane Community Health Centre at 60 Grande Boulevard has an urgent care centre open 8 a.m. to 10 p.m. every day.

The Bow River runs through town. The Province's Upper Bow River Flood Study, finalized September 23, 2024, maps the floodway and flood fringe through Cochrane, so check where a building sits on those maps. Check the Town's current residential tax rate too; assessments estimate market value as of July 1 of the previous year, and the bill includes the provincial education property tax. Before you buy, ask the condo corporation for its bylaws, recent financial statements and board minutes, its latest reserve fund study and plan, and an estoppel certificate. Alberta requires a reserve fund study at least every five years. Alberta has no land transfer tax; buyers pay Land Titles registration fees on the transfer and any mortgage instead.
